TITLE SEARCHES

Ekum Abstract and Title and Lafayette Land Title Services offer three types of Title Searches.

1. LETTER REPORTS

   This is normally a search from the time the current owner took title to the present date. It will show any liens, judgements or encumbrances on the property or current owner and is often used by the lenders for lending purposes.

2. TITLE INSURANCE

   This is a complete search in compliance with the state statutes of the property beginning with the U. S. Government Patent to the current date. Title Insurance helps cover both an owner and a lender from any 'title defects' which may arise from the search or other undisclosed matters of record. A title insurance policy through our secure underwriters will reimburse you for loss suffered due to defects that existed prior to the issue date of your policy up to the amount of the policy.

   We are agents for Chicago Title Insurance Company and First American Title, recognized as two of the most relied upon title underwriters in the Midwest.

3. ABSTRACT OF TITLE

   Our abstract is a product of which discloses current real estate ownership and defects of title through careful searching of all real estate records. Our full tract index aides in providing you with a more complete abstract than any other abstract.

   CLOSING SERVICES

   Since the request of closing services more than 30 years ago, our office has experience and knowledge that will make the purchase, sale, or refinance of your property a secure and comfortable experience.

   Our closing department will:

   • Create a file to include:
   • Calling on all payoffs, taxes, utilities, special assessments, judgements, and tax liens as necessary.
   • Calling the realtor for closing statements and payoffs.
   • Complete the loan package from the lender and the HUD-1
   • Prepare a Settlement Statement approved by the lender and we will call the customer with the amount needed for the closing together with any other lender final request to the customer.
   • We will thoroughly explain the closing documents to you and answer any last questions or concerns you may have.
   • We have a large staff of licensed attorneys from the title underwriters available to answer your questions and any concerns that could arise regarding your real estate transaction.
   • After the closing we will disburse the checks, send out the payoffs, record the documents and mail out the loan package to the lender.

   CONSTRUCTION DISBURSEMENTS

   Ekum Abstract and Title's Services includes:

   • Verification of clear title- NO judgements or liens filed
   • Collect necessary lien waivers
   • Arrange for job progress report or inspection
   • Disbursement - accurate funds with prepared lien waiver to sign
   • Arrange for basement survey if necessary or insure over the concerns to save another customer expense

   ESCROWS

   Ekum Abstract and Title will disburse escrow funds in accordance with a pre-arranged escrow agreement.

   REALTOR CLOSING STATEMENT

   We will fully prepare the realtor closing statement in compliance with the offer to purchase and any Amendments and/or Counteroffer's and copies of any other documents pertinent to preparing a closing statement.

   REAL ESTATE LEGAL SERVICES

   We will arrange for any required legal services needed which may include:

   • Drafting of Warranty Deed and Transfer Return
   • Drafting and reviewing offers to purchase
   • Drafting easements
   • Drafting Title Opinions
   • Drafting Termination of Decedent's Property Interest
   • Drafting Note and Mortgage
   • Drafting Power of Attorney
